For a general tenancy, use the entry condition report (Form 1a). Return the signed report within seven days after moving in or receiving it, whichever is later. Record disagreements and retain a copy.

Example of a useful condition note
Instead of “wall damaged”, write “Bedroom 1, wall beside the door: two paint chips, approximately 10 mm each; shown in photos 3 and 4.” Record what you observed, where it is and the matching photo references. Mark an item “not tested” if you did not test it. This is an illustrative example, not an inspection finding.

Is a condition report mandatory in QLD?
Yes. Under the Residential Tenancies and Rooming Accommodation Act 2008 (s65), the property manager/owner must prepare, sign, and give a copy of the entry condition report (Form 1a) to the tenant. It is an offence not to do so.
What are the new QLD bond evidence requirements?
From October 2025, landlords must provide supporting evidence to tenants within 14 days when claiming or disputing a bond refund. This applies to ALL bonds regardless of when they were lodged.
What forms are used in QLD?
