Is a condition report mandatory in QLD?

Yes. Under the Residential Tenancies and Rooming Accommodation Act 2008 (s65), the property manager/owner must prepare, sign, and give a copy of the entry condition report (Form 1a) to the tenant. It is an offence not to do so.

What are the new QLD bond evidence requirements?

From October 2025, landlords must provide supporting evidence to tenants within 14 days when claiming or disputing a bond refund. This applies to ALL bonds regardless of when they were lodged.

What forms are used in QLD?

Entry condition reports use Form 1a and exit condition reports use Form 14a. Both are prescribed by the RTA and must be used.
