About ConditionHQ
ConditionHQ is building AI-powered condition report software for Australian property managers. Our goal is simple: cut the time it takes to create a legally compliant condition report from 2 hours down to 15 minutes.
Condition reports are legally mandated across all 8 Australian states and territories. Yet most property managers still do them with Word templates, handwritten notes, and manual photo uploads. The result? Hours of admin work per report, inconsistent quality, and weak evidence when bond disputes arise.
How It Works
ConditionHQ uses AI to generate professional condition descriptions from your photos. You walk through the property, snap photos of every surface and fixture, and the app handles the rest — descriptions, formatting, state-compliant templates, and PDF export.
Built for Australia
Every Australian state has different condition report requirements — different forms, different timelines, different legal language. ConditionHQ handles all of this automatically. Select your state and the correct template loads. NSW, VIC, QLD, WA, SA, TAS, ACT, and NT are all covered.
The Founder
ConditionHQ is founded by David Yu, a software engineer and entrepreneur with deep experience building AI-powered automation tools. After researching the Australian property management industry — speaking with property managers, studying tenancy legislation across all 8 states, and analysing the inspection workflow end-to-end — David identified condition reports as a critical pain point that technology could solve.
David has spent years building production software in AI, web, and mobile. ConditionHQ combines that technical background with extensive research into Australian residential tenancy acts, bond dispute processes, and the day-to-day realities of property management. The goal is not to build another generic inspection tool, but to build the best condition report experience purpose-built for the Australian market.
